What Brokers Need to Know About Waterfront Property (In-Person Training, 05/20/2026)

Waterfront real estate comes with unique opportunities—and complex legal challenges. Not all waterfront property is the same. Some waterfront land is privately owned; some is publicly owned and must be leased. Boundary issues on waterfront property can cause expensive lawsuits and create significant liability for brokers who are not up on current practices.

In this class, attorney Mike Spence, SKCR Legal Counsel, will provide a detailed overview of how ownership, boundaries, and regulations affect waterfront property in Washington State.

In this class, you will learn to:

Understand how waterfront property titles have evolved—and why that matters today;
Identify and manage legal risks around shoreline and lateral boundaries;
Navigate the complexities of leasing submerged lands when a waterfront property owner does not own the underlying aquatic lands;
Understand the rights of waterfront property owners regarding waterfront, aquatic, and riparian rights;
Apply federal, state, and local regulations governing waterfront real estate transactions;
And much more!

This course is designed for brokers at all experience levels who want to build competence and confidence in handling waterfront real estate transactions.
