Taxes are the single biggest expense most of us will have in our lifetimes. On average you will spend over 1/3 of all of the money you make in taxes.
Course 3 in Does it Pencil covers three (3) aspects of taxation:
- The basics of the tax code and every businessperson / investor / small business owner should know;
- The specifics of the tax code that apply to real estate and business investments; and
- How to perform basic calculations using simple worksheets.
Topics include:
- How different types of income are taxed
- Progressive and regressive taxes
- Adjusted basis
- How to calculate tax-deductibility of interest
- Depreciable basis and annual depreciation
- How to calculate after-tax cash flow
- Depreciation recapture
- Different types of capital gains
- The estate tax

There is no prerequisite for this course. This course is not designed to make you an expert in taxes. It is designed to give you a solid foundation to understand how taxation works and some of the tools and strategies in the tax code that can help you make tax efficient decisions and maybe save you thousands on your tax bill.
IMPORTANT! Attendance requirements: This is a HYBRID-formatted course; registered attendees may choose whether to attend this course virtually via Zoom meeting OR in-person at the Seattle King County REALTORS office located in Bellevue. To receive CE credit, attendees must sign-in and attend the full duration of the class.
For in-person attendees: Those who arrive more than 30 minutes late to the session will not be eligible to receive CE credit.
For virtual attendees: Live online course will be presented via ZOOM Meeting. The link to join the meeting will be sent in the confirmation email. Students will need a device with two-way video and audio capabilities and a (free) Zoom account. To verify attendance, students must keep their camera on for the duration of the course and respond to live polls. Clock hour credit will only be given to students with their camera on, who are present and visible on their camera during the course, and who participate in course polls/chat.
