Opening Doors: Innovative Homeownership Pathways

Housing affordability continues to be one of the greatest challenges facing prospective homebuyers throughout Washington State and across the nation. As traditional pathways to homeownership become increasingly difficult, real estate professionals are uniquely positioned to identify and promote innovative solutions that expand access to ownership opportunities.

This class takes a practical look at innovative pathways to homeownership, including co-buying and shared ownership, housing cooperatives, Community Land Trusts and other community-based programs, and the condoization of residential properties. Through expert presentations, panel discussions, and real-world examples, you’ll explore how these models work, who they may be a good fit for, and the legal, financial, and practical considerations you and your clients should understand.

You’ll learn how to:

  • Recognize alternative pathways to homeownership when traditional options may be out of reach
  • Understand how co-buying and shared ownership can increase purchasing power
  • Identify community-based programs, including Community Land Trusts and Habitat for Humanity, that help create attainable homeownership opportunities
  • Understand how housing cooperatives differ from condominiums and traditional fee-simple ownership
  • Explore how condoization can create new ownership opportunities from existing residential properties
  • Recognize important financing, legal, governance, and risk considerations associated with alternative ownership models
  • Identify financing programs and other resources that may help buyers pursue these options
  • Help clients evaluate which homeownership strategies may be appropriate for their circumstances
