ADUs: Creating Housing Opportunities in Washington State

Accessory Dwelling Units (ADUs) are creating new opportunities for housing affordability, multigenerational living, aging in place, rental income, vacation housing, and increased property value throughout Washington State.

This 3-hour course gives real estate professionals a practical look at ADUs and Washington’s evolving regulatory landscape. Through expert panels and real-world case studies, participants will learn how to recognize ADU potential, understand basic feasibility, and better advise buyers, sellers, investors, and property owners.

Topics include:

• Attached and detached ADUs and common uses
• Washington State ADU laws and local regulations
• ADUs as affordable and alternative housing options
• Long-term and vacation rental opportunities
• Identifying properties with ADU potential
• Zoning, permitting, utilities, septic, access, and other feasibility considerations
• Typical costs, timelines, financing, and potential financial benefits
• Legal and ownership considerations
• Marketing and valuing properties with ADUs
• Real-world case studies demonstrating opportunities and challenges
